Property Tax Impact On Residents
How is it estimated that this $51 million LED project will impact residents’ property tax bill?
What will they need to pay more?
And when will they see what the Amherst Bee claims to be $12 savings a year to the tax payers?
Taxpayers can anticipate to see an increase to the existing related taxes of $0.41 per $1,000 assessed. Every little bit adds up, and this is just one piece of many tax hikes and expenses people have to pay. It results in a $145 more in annual property taxes for a $350k house. Just for 9,666 LED lights in the TOA, whether your street has them or not.
There are savings projected in the presentations provided, however:
1) the amount of time to reclaim the cash out (without the tax increase burden) is 34 years.
2) the amount of time to an annual net positive cash flow is 6 years.
3) the amount of time to an cumulative positive cash flow is 10 years.
4) the amount of time to pay off the debt as scheduled and to see full potential return of the $2.98 million annual savings is 21 years.
5) the average lifespan of a LED fixture is 25 years and a quick estimate of the cost to replace 9,666 LED lights could be around $1 million (but may vary depending on time value money, price changes, etc.).
6) the tax levy would need to decrease dramatically for the residents to see a savings in their property taxes (the Amherst Bee says $12 annually), however, the length of time until that could be realized, will it actually be realized or will it turn into an offset for other expenses, or will it be all forgotten and stay put… that is unknown and a question the town board should figure out how to answer honestly, clearly, and respectfully.
